Where we work

On the ocean front, Council's coastal frontage maps shade beachfront lots at Wamberal and Avoca Beach, and inside a coastal hazard area Council won't permit an existing building to be redeveloped unless its foundations are certified to withstand coastal processes. Woy Woy has a run of heritage-listed buildings along Blackwall Road and Railway Street, and many of Long Jetty's listed items are dwelling houses, so demolishing one, or building beside one, brings in Council's heritage controls.

One council, a few overlays

Every suburb here is in Central Coast Council's area, so the same local plan and the same Demolition Code apply in each. What differs is what a lot sits under: a heritage listing, Council's coastal hazard mapping, flood planning land where a replacement house's floor has to sit above the flood planning level, or an acid sulfate soils class that decides how deep a slab or pool can be dug out without consent.
