Cost

How much does house demolition cost on the Central Coast?

No government or professional body publishes a demolition price for the Central Coast, and this site doesn't set one; the provider quotes after an inspection. Council's certificate and tipping fees are public, and the costs page sets them out. The costs page's House demolition costs and rules check shows which SafeWork NSW, Council and Before You Dig lines apply at your job's value.

Why does sorting the waste change the cost?

Council charges by the tonne and by the kind of waste: clean bricks, tiles, pavers and concrete are $243.00 a tonne in 2026-27 and mixed building and demolition waste $468.15, and a load with unwrapped asbestos in it is charged entirely at the asbestos rate.

A house's age, its cladding, its height on the block, its gas service and its neighbours each bring a rule into the job. Each section gives the rule and where it was read.

    Demolition needs the gas service permanently removed. Your energy retailer arranges it and passes the charge on, so ask them what you will pay.

Process

Where does my enquiry go?

It goes to one independent provider covering the Central Coast, who arranges to inspect the building and quote. We are paid for passing it on, and if nobody can take the job, we tell you.

How do I check a demolition or asbestos contractor?

Service NSW lets you check an asbestos or demolition licence online by name, number, ABN or location, and shows its class, status, conditions and any penalty notices. This site vouches for no provider.

Timing

How quickly can someone get to me?

We don't promise a time. It depends on the provider and on approvals: a complying development certificate must be decided within 10 days, SafeWork NSW's five days' notice comes first where the demolition or the asbestos removal needs it, and a development application can take months.

Do the neighbours have to be told?

Under a complying development certificate for demolishing a building, yes: neighbours within 20 metres must get written notice at least 2 days before work starts, and they can't make a submission on the certificate. Council's controls don't notify neighbours about a development application for demolition alone.

Permits and approvals

What has to happen before a heritage item can be demolished?

Council generally doesn't support it. An application to demolish all or part of a heritage item is only considered with a development application for a suitable replacement building, a heritage impact statement that looks at reuse, a structural engineer's demolition report and, where the case is about cost, a quantity surveyor's comparison; if demolition is approved, an archival record goes to Council before it starts.

Which suburbs do you cover?

Anywhere in Central Coast Council's area. Woy Woy, Long Jetty, Wamberal and Avoca Beach have pages of their own, and every other suburb, Gosford and Terrigal among them, is covered without one.

Do you do the demolition yourselves?

No. A marketing company runs this site, and each enquiry goes to an independent local provider who inspects, quotes and does the job. We hold no demolition or asbestos qualifications and own no machinery.
