House Demolition in Long Jetty
Many of Long Jetty's heritage-listed items are dwelling houses, so before knocking down a house there, check whether it, or the house beside it, is on the Central Coast LEP's heritage schedule. Demolishing a heritage item needs development consent, and Council can ask for a heritage management document before approving work on land near one.

House Demolition around Long Jetty
The schedule lists those houses alongside public items such as the Long Jetty Hotel, the former Savoy Theatre, the long jetty itself and Mr Parry's jetty on Tuggerah Parade. Council's heritage chapter generally doesn't support demolishing a heritage item, and considers an application only with a development application for a replacement building, a heritage impact statement that looks at reuse, a structural engineer's demolition report and, where cost is the argument, a quantity surveyor's comparison. A complying development certificate can't be used on land with a heritage item at all.
Long Jetty's lake frontage sits in the Tuggerah Lakes floodplain plan's area for The Entrance and Long Jetty, and the plan says future development and redevelopment of foreshore areas will need to factor in how sea level rise affects it. Under Council's controls for the former Wyong area, a replacement house on flood planning land puts its habitable floor at the 1% flood level plus 500 millimetres of freeboard, which shapes the new house before the old one comes down.
Permits and Central Coast Council rules
The lower land beside the lake reads as acid sulfate soils Class 3 or 2 on Council's map, so removing a slab or pool that digs past 1 metre, or pumps groundwater out, can need consent, and on Class 2 land any work below the ground surface does. Check the heritage schedule and the acid sulfate class for your own lot before the job is booked.
