Where demolishing a listed item is sought, Council's heritage chapter asks for a demolition report on the building's structural stability and future viability, a quantity surveyor's comparison of demolition and retention costs where the case is economic, and, if demolition is permitted, an archival record lodged with Council before work starts. The Woy Woy Railway Tunnel is on the State Heritage Register, and several private houses in the suburb are listed too; a house that isn't on the schedule isn't a heritage item, so the listing for your own lot is the check.

The ground is Woy Woy's other question. Most of its housing sits on Class 3 acid sulfate land, with some Class 2, where works deeper than 1 metre, or pumping that lowers the watertable more than 1 metre, need consent, and on Class 2 land any work below the ground surface does. Council's 2023 floodplain study describes a shallow groundwater table in the sand beneath the peninsula, highest along the foot of the escarpment in the Everglades catchment, so taking out a slab, footings or a pool may mean pumping water out.

Permits and Central Coast Council rules

Class 1 or 2 acid sulfate land also rules out the Housing Code's complying route for the new house, so a knock-down-rebuild there goes to a development application for the rebuild, even though the Demolition Code has its own rules for the demolition. Check the acid sulfate class and the heritage listing for your lot before the demolition is planned.
