Before anything comes down

What to sort out first

  • Approval comes before the machines On the Central Coast a house needs development consent or a complying development certificate before it comes down. Under a certificate, neighbours within 20 metres get at least 2 days' written notice before work starts.
  • Asbestos comes out first The business demolishing a house must have the asbestos likely to be disturbed identified, and removed before demolition starts. Ask what the inspection found, who removed it, and for the clearance certificate.
  • Ask where the rubble goes Under NSW law the owner of waste can be guilty of an offence if it ends up somewhere that can't lawfully take it. Asking where the rubble is going is a reasonable precaution.
  • The price is the provider's Nothing is priced by this site. The provider quotes after seeing the building, the way in, and what has to be separated and carted away.

How an enquiry is handled

House Demolition across the Central Coast

Council's local plan makes demolition need development consent unless it is exempt development, and a house isn't. The State's Demolition Code lets a house come down under a complying development certificate instead of a development application, but not on land with a heritage item. Before residential premises are demolished, the business doing the work must identify the asbestos likely to be disturbed and have it removed first. And where a load-bearing structure is at least 6 metres high, measured from the lowest ground beside its base, SafeWork NSW must get written notice at least 5 days before work starts.
