House Demolition prices on the Central Coast

What moves a quote
The NSW Government names the house's size and building materials, whether foundations or a concrete driveway have to come out, site access on steep blocks, clearing trees and shrubs, and hazardous materials such as asbestos, contaminated soil, lead and mould. Disposal is where Council's figures show the difference: in 2026-27 its facilities charge $243.00 a tonne for bricks, roof tiles, pavers and concrete kept clean, $468.15 a tonne for mixed waste, which includes building and demolition waste, and $613.30 a tonne for special waste, which includes asbestos, all including GST. Council also says a load found to contain unwrapped asbestos is charged entirely at the asbestos rate.
Costs that sit outside the quote
When Council is the certifier, its complying development certificate for demolishing a dwelling and outbuildings is $613.90 including GST, and lodging a certificate application on the NSW Planning Portal adds $43. A development application for work valued up to $5,000 is $153, scaling up with the estimated cost of the development, before notification costs. Ask each provider what its quote covers, especially asbestos removal, disconnecting services and where the waste goes.
Costs and fees by service
The gas network's approved charge to abolish a standard residential connection where building work is planned is $1,244.13 per meter for 2026-27, excluding GST; your energy retailer bills it, so ask them what you will pay. Every other figure on this page is Central Coast Council's, from its 2026-27 fees and charges.
